Development

We handle the full range of development projects locally and globally, from urban development and office and residential complexes to sports arenas, hotels and resort islands, bringing foresight and leadership to the planning and execution of each transaction. We are able to draw on the depth and breadth of our experience to formulate the relevant issues and coordinate the working group's overall strategy.

Shearman & Sterling's Development Practice has advised on many of the world's superlatives in real estate development, including:

  • The redevelopment of Times Square, one of the world's largest city center renewal projects
  • Canary Wharf, London's largest development with its tallest office building
  • Carousel Center, whose expansion will make it America's largest shopping mall, in Syracuse, New York
  • Hotel Arts Barcelona, the tallest building in Spain
  • New York's Trump World Tower, the world's tallest residential building

Aspects of our Development Practice include major national headquarters, such as those of Credit Suisse First Boston and Bear Stearns in New York City; hotel projects from Beverly Hills to Fiji with every major hotel operator including Four Seasons, Hyatt, Marriott, Ritz Carlton and Sheraton; sports stadiums and other recreational projects including golf courses and resort islands; and city development from midtown Manhattan to suburban China.

We advise on the negotiation of joint ventures and other investment structures, the valuation and costing of sites, the implementation of development and redevelopment schemes, the procurement of entitlements, architectural and construction documentation, and property leasing.

Our group works together with the firm's other practice groups and offices around the world to draw on broad experience, provide local resourcefulness, and ensure smooth project execution, as we help our clients make a lasting mark on the landscape with profitable and successful business projects of magnitude and vision.
